NOTICE OF TRUSTEE’S SALE

Default having been made in the performance of Borrower’s covenants and agreements under the deed of trust hereinafter described and as to the Deed of Trust Obligations defined in Section 35.A of the Tax Increment Financing Redevelopment Contract between Borrower and the Lender therein named, and secured by Deed of Trust dated August 25, 2007, executed by 1900 Gulf Street Partners LLC, and recorded in the Office of the Recorder of Deeds of Barton County, Missouri, on August 27, 2009, as instrument #2009-1139, and conveying to the trustee therein named the following described property in Barton County, Missouri, to-wit:

REDEVELOPMENT PROJECT AREA IIIA

A tract of land located in the Southeast Quarter of the Northwest Quarter of Section 31, T-32-N, R-30-W, Barton County, Missouri containing 10.00 acres and further described as follows: Commencing at the Northeast corner of said Southeast Quarter, Northwest Quarter, thence S 89 degrees, 38'00"W along the Northline of said Southeast Quarter, Northwest Quarter a distance of 610.76 feet to the point of beginning, thence S 09 degrees, 18'00" W along the West R.O.W. line of the Missouri and North Arkansas Railroad a distance of 215.44 feet, thence continuing along said R.O.W. on a curve to the left, 2062.69 foot radius, a distance of 444.48 feet, thence S 89 degrees, 38'00" W a distance of 647.54 feet, thence N00 degrees, 08'32" W a distance of 655.18 feet along the North line of said Southeast Quarter, Northwest Quarter a distance of 708.18 feet to the point of beginning, subject to road R.O.W. and easements of record.

All that part of the Southeast Quarter of the Southwest Quarter lying west of the Missouri- Pacific Railroad (now the Missouri and North Arkansas Railroad) and all that part of the Southeast Quarter of the Northwest Quarter lying west of the Missouri-Pacific Railroad except a strip of land containing six-tenth of an acre off the West side thereof and all that part of the Northeast Quarter of the Southwest Quarter containing 74.31 acres all in Section 31, T-32-N, R-30-W, Barton County, Missouri, except the following two described

at the request of the legal holder of said note who has elected to declare the Borrower in breach of the covenants and agreements and obligations hereinabove described, and in accordance with the provisions and terms of the said Deed of Trust, the undersigned trustee will on the 31st day of January, 2022, between the hours of 9:00 o’clock A.M. and 5:00 o’clock P.M., to-wit: at 1:00 P.M., sell said property at public vendue to the highest bidder for cash at the West front door of the Barton County Courthouse in the City of Lamar, Barton County, Missouri, to satisfy said note and costs.
