NOTICE OF SUBSTITUTE TRUSTEE'S SALE

Default having been made in the payment of the note described in and secured by Deed of Trust executed by RICHARD SPRANKEL, Member-Manager of GC LAND MANAGEMENT LLC, and recorded on April 18, 2023, in the Office of the Recorder of Deeds of Barton County, Missouri, in Deed of Trust Book 2023 at Page 544 and conveying to the undersigned Substitute Trustee the following described property, situated in the County of Barton and State of Missouri, to- wit:

A tract commencing 35 feet South and 90 feet West of the Northeast Corner of Northwest Quarter of Northwest Quarter of Section Thirty-five (35), Township Thirty-one (31), Range Twenty-nine (29), in the City of Golden City, in Barton County, Missouri, and running thence South 106 feet, thence West 44 feet, thence North 106 feet, thence East 44 feet to the place of beginning.

ALSO, Commencing at a point 500 feet South of a point 60 1/8 rods East and 56 1/4 rods North of the Northwest Corner of Waggoner's Addition to Liberal, Missouri, and running thence West 217 feet, thence South 37 feet for a place of beginning, and running thence South 43 feet, thence East 51 feet, thence North 43 feet, thence West 51 feet to the place of beginning, in Lot Two (2) of Northeast Quarter of Section Two (2), Township Thirty-two (32), Range Thirty-three (33), Barton County, Missouri.

at the request of the legal holder of said note and in accordance with the provisions of said Deed of Trust, the undersigned Substitute Trustee will on Friday, August 16, 2024, between the hours of 9:00 o'clock a.m. and 5:00 o'clock p.m., at 11:30 a.m., sell said property at public vendue to the highest bidder for cash at the West Front Courthouse Door of the Barton County Courthouse in the City of Lamar, Barton County, Missouri, to satisfy said note and costs.
